What it takes off

Walls

Studs and track at your spacing, board by the sheet on one side or both in as many layers as the type says, batts, tape, compound to the level of finish, corner bead, backing, access panels, primer and paint.

Partition types from the drawings, approved first

The partition legend is read into wall types — stud, spacing, board, layers, insulation and rating — and each is shown beside the legend line it came from, for you to approve, edit or leave out of your bid before any wall is looked for. A wall only ever takes a type you approved, and each type has its own colour on the drawing.

Doors, windows and ceilings

Door and window sizes and types are read from the schedules, and ceiling types from the ceiling legend, with how many rooms the finish schedule gives each. Paint codes from the finish legend can go straight onto a wall type.

Wall suggestions (beta)

On every plan, walls are suggested from a CAD drawing's lines and outlined on the drawing, each in its wall type's colour, for you to check and confirm one at a time. They miss walls and mark things that are not walls; you draw the rest.

Ceilings, suggested with the walls (beta)

Where the ceiling plan tags each ceiling with its type and height, each room the walls close becomes a ceiling area of that type, for you to check. Where it cannot be sure of a room, it leaves that ceiling for you to draw.

Checks before you price

It points out what does not add up in the drawings, where it changes the bid: a wall type tagged on the plans that no legend defines, a room given two ceiling heights, a door on the schedule that is in no wall found. A help, not a guarantee that a set has no mistakes.

Addenda without starting over

A revised set is compared with the one it replaces, sheet by sheet. Only the changed sheets are read, and takeoff rows from a changed sheet are flagged until you check them.

Your prices, your crews

Materials are priced from your price book and, on the Team and Business plans, your supplier quotes. Labour is priced from your own crews' production rates on the Team and Business plans, and the proposal your client reads keeps your markup inside the unit prices.

What it does not do

  • Wall suggestions miss walls and mark things that are not walls. They are a beta you check and confirm one by one; otherwise you draw the walls.
  • It reads the text on the drawings; it does not count symbols.
  • Wall suggestions need CAD line work. A scanned or photographed set is still read for text, but no walls are suggested from it — you draw them.
  • It publishes no accuracy figure — every quantity shows its working so you can check it yourself.

Questions estimators ask

Can it read my partition types?
Yes, when the drawings print a partition legend or schedule. Each type is shown with what it read — stud, spacing, board, layers, insulation, rating — and saved as a wall type once you have checked it.
Does it do ceilings?
Yes. Grid ceilings buy main tees, cross tees, wall angle, hanger wire and tile; gypsum ceilings buy channel, board, tape, compound and paint. Ceiling types can be made from the ceiling legend on the drawings.
Does it work in metric?
Yes. Each company chooses imperial, metric or both in Settings, and quantities show that way on the takeoff, the estimate, the proposal and the export.
Is there free drywall takeoff software?
Our drywall, metal stud, insulation and paint calculators are free, with no account, and each does one run from numbers you type. Your first bid is free too, with no card: one drawing set of up to 75 sheets, from the upload to the proposal. After that, the smallest plan is 250 US dollars a month for 20 bids: the founding price for the first 50 paying companies, and 350 US dollars after the first 50.
How much does drywall takeoff software cost?
Takeoff software is usually sold one of three ways: per seat by the month or year, as a one-time licence with paid updates, or by the job. Ours is priced by the drawings, not the seat: each plan is a monthly allowance of bids, and one bid is one drawing set of up to 75 sheets, however many partitions it has. Unused bids do not carry over. The Estimator plan is 250 US dollars a month for 20 bids and 1 seat. That is the founding price for the first 50 paying companies, who keep it while they stay subscribed; companies after them pay 350 US dollars a month. An addendum is charged only for the sheets that changed, at one bid per 75 sheets. Your first bid is free, with no card.
Is it Canadian takeoff software?
Yes. PreConstruct AI is built in Ontario, Canada, for subs who bid from drawings in millimetres, in feet and inches, or both. Each company chooses imperial, metric or both; metric schedule sizes are read as millimetres, and Canadian rebar sizes from 10M to 55M are built in. Prices are in US dollars, and the estimator types the tax rate on every job.
How accurate is it?
We publish no accuracy figure: how well any tool reads a set depends on the drawings, and one number across all of them means little. Every quantity read from the drawings shows its sheet and its arithmetic, anything it cannot settle is flagged for you rather than guessed, and wall suggestions are a beta you confirm. The honest test is a job you have already bid: run it as your free first bid and compare it line by line.
